Manatee County Planning Commission Agenda Results: December 10, 2015

BRADENTON – At Thursday's Planning Commission meeting, members voted to recommend approval to adopt Manatee County Ordinance 16-03, for the Impact Fee reinstatement submitted by the Manatee County School Board to the Planning Commission and Board of County Commissioners as proposed.

Attachment: Public Comment Letter - Rinascita Phase II .pdf The applicant is requesting a Preliminary Site Plan (PDR) for 24 lots for single-family attached residences on a 4.78± acre parcel. In 2004 the BOCC approved a PDR for 44 multi-family units at at gross density of 9.1 units per acre. The current proposed density is 6.0 units per acre.

There were some objections by neighbors that were HOA related issues about use of roadway (owned by the neighboring HOA) and the sharing of cost. Neighbors were also concerned about property values falling somewhat, considering the proposed units are likely to be built 1,000 sq. ft. less then the neighboring 3,700 sq. ft. The applicant will attempt to have a temporary entrance set-up for construction case only. Recommended for Approval 6-1, Bower dissenting (Bower had a number of secondary reasons, one being the current residents felt there might be a compatibility issue with small houses).
