River Club Park of Commerce Gets Nod From Planning Commission

BRADENTON — At Tuesday's Planning Commission meeting, members recommended approval for a Mixed Use Planned Development on the Southeast corner of I-75 and S.R. 70. Offices, retail, lodging and residential are all in the mix that extends south on the west boundaries of Lakewood Ranch.  

River Club Park of Commerce extends southward to Linger Lodge Road and east to Braden Woods on ±249acres. The River Club Park of Commerce DRI was originally approved in 2001 for a mixed use development and has since been amended.

The amendment includes increasing the proposed 500 residential units to 725, and in that process there would be a 200-bed group care home. 

The project menu consist of 425,000 square-feet of commercial retail service space; 325,000 square-feet of office space; 60,000 square-feet of industrial space; 270 motel rooms and 725 residential units.

Development orders only require an application to the local government in accordance with the local government’s procedure for amendment of the requested modifications (map changes) to the development order.

Staff supports the proposed amendments and has included the analysis for each proposal in the staff report.

Planning commissioners expressed concerns with the intersection north of the development on S.R. 70. They described the current conditions as "already crowded," and difficult to maneuver.
