Beruff Gets 274 Multifamily Units on Heritage Harbour Parcel

BRADENTON – At Thursday's Manatee County land-use meeting, politically-connected developer Carlos Beruff won approval for 274 additional units and the ability to build two-story units to "parcel 35" of the massive, east county development.

The developer requested the following:
  • Add 274 multi-family residential units to the project
  • Amend stipulation in order to permit two-story multi-family residential units north of Port Harbour Parkway
  • Amend Stipulation in order to add dimensional standards for two-story multi-family residential development located north of Port Harbour Parkway
  • Amend the General Development Plan to reflect changes
The application stipulated that the row of units on the northern boundary closest to the neighboring development, Waterlefe, would be limited to one story.

Two citizens showed up to give public comment on the matter.

Eugene Zeiner, an elected member of nearby Stonybrook's board of directors and a past president and CEO of the Heritage Harbour Master Association, said that he was concerned about the traffic implications, especially since a traffic study waiver had been granted.

Ken Baumgardner, a resident of Waterlefe who serves on the CDD board there, said that the stipulations offered by the applicant were enough to make him comfortable.

Commissioners voted unanimously to approve the request.
