East County to Dominate Thursday's Land Use Meeting


BRADENTON -- East county will remain in the spotlight as the focus of business at  Thursday's BOCC Land Use meeting. The proposed Creekwood Development at I-75 and S.R. 70 looks to amend and restate their Development Order, and in other business, both the Stewart Grove and the Riker Subdivisions look to increase density. Stewart Grove is on the Upper Manatee River Road and Riker, is located on Pope Rd. in east Bradenton.

The requested changes in the two Creekwood Development agenda items include] adding a 150-bed assisted-living facility, and revision of the Zoning Ordinance and General Development Plan. 

There have been nine amendments approved by the BOCC since 1985, when the Development Regional Impact (DRI) was approved for the 816-acre development site.

The latest Creekwood Development Amendment was December 17, 2013, and the total amount of development authorized was 1,362 units, 603,000 square feet of commercial space, 80,000 square feet of industrial space, 100,000 square feet of office space, 80,000 feet of mini-warehouse and 100 hotel rooms. 

The Stewart Grove Subdivision site is partially in the Coastal High Hazard Area (CHHA), and has been known to flood. The project is also adjacent to a perennial stream (Manatee River).

The Riker Subdivision/Neal Communities project, also looks to increase density to UF-3 (three per acre), requiring special approval. 

The Riker development will be a part of the future segment of 44th Avenue East.

All items above were recommended for approval at the March 13, 2014, Planning Commission meeting by 7 - 0 votes.

The meeting will be be held 9:a.m. on Thursday, on the first floor of the County Administration building at 1112 Manatee Avenue West in Bradenton.
