Expanded Eagle Pointe Project Gets Thumbs Up

BRADENTON -- Originally slated to be 1,072 single-family detached units in 2006, the Eagle Pointe Planned Development has returned with more units and a new expiration date. The 2006 Land Development Agreement remains, with Preliminary Site Plan approval and the wavered impact fees. At Thursday's Land Use meeting, Eagle Pointe got a new lease on life.

At Thursday's BOCC land use meeting, the applicant was approved for a new Preliminary Site Plan. The number of units are now 1,600 (residential), consisting of 740 single-family detached units, 260 single-family attached units, and 600 multi-family units, increasing the number of lots by 528.

Specific and Special Approvals were not in short order either. There was a Specific Approval to allow smaller trees, and another was made to allow the project to be built adjacent to the headwaters of Curiosity Creek.

The density exceeded the three dwellings per acre (2.36) with the added units and an entranceway adjacent to interstate connectors. Both received the Special Approvals they require.

Both staff and the Manatee County Planning Commission recommended approval for the project as requested, and the BOCC approved it with a unanimous vote.
