BRADENTON -- The Manatee County Planning Commission Recommended approval for 26 additional lots, an increase in density and rezoning to include 0.86 acres, for a development previously approved at SR 64 and Pope Rd. They continued to February 14, 2013, and a request from Gulfside Homes to add a 126-bed group care home (21 units) to what would bring the total of units to 246, at Bay Drive and U.S. 41.

PUBLIC HEARING APPLICATIONS (CONSENT) - The following items have no objections from County staff and the applicants concur with the staff recommendations. After opening the public hearing, the Chairman may determine if anyone in the audience or on the Commission has comments or opposition to any of these items. If so, the Chairman may place that item in the regular agenda for further consideration. The remaining items may be acted on in total by using the recommended motion.

1. PDMU-09-10 -- DTS#20120335 -- GULFSIDE HOMES / BOWLES CREEK, LLP / BOWLES CREEK

An Ordinance of the Board of County Commissioners of Manatee county Fl. regarding land development, approving a Revised Preliminary Site Plan.

    - Eliminate a 200 rack dry storage facility (51,000 sq. ft.);

    - Increase the total number of multi-family units from 162 to 246 units;

    - Add 126 bed group care home (equals 21 units) for a total of 246 units;

    - Retain 53 existing wet slips;

The 19.01 acre site is north of Bowlees Creek, south of 69th Avenue West and west of U.S. 41,

2.  PDR-04-27ZPR -- DTS#20120360 -- MERITAGE HOMES OF FLORIDA, INC / SERENITY CREEK

An Ordinance of The Board of County of Commissioners of Manatee County, Florida, regarding land development, amending the official zoning atlas (Ordinance 90-01, the Manatee County Land Development Code) related to zoning within the unincorporated area; providing for the approximately 0.86 acres on the east side of existing Pope Rd. Bradenton.

Planning Commission recommends BOCC -- Approval, Unanimous, --  (Sullivan absent)
