Planning Commission Recommends Mega Development in Northeast Manatee

BRADENTON -- Appropriately named Villages at Amazon, the Moccasin Wallow Road development recommended by the Manatee Planning Commission on Thursday, sits on 1,203 acres, has a variety of home sizes, ball fields, tennis and basketball courts, community rooms, club houses, pools and biking and hiking trails; all brought to you by Neal Land Ventures.

The commission recommended the 1,999 unit Planned Development Mixed Use residential project, for approval to the BOCC, who will have the final say at a future meeting

The project will be developed in four phases with plans to include a variety of different  builders. It will also include a 60,000 square feet of commercial space.

Located on Moccasin Wallow Road and U.S.301, the project will have 14,581 feet of road frontage, with expectations of putting off the requirement of sidewalks until a later date. 

The applicant says that down the road, 10 years or more, further development will have to meet state requirements for an unbroken sidewalk, and they can put the funds a sidewalk would cost today into a fund that could build sidewalks in other areas where they are more needed.

The planning commission wasn't completely convinced of the sidewalk proposal and conveyed that in their recommendation. The cost was estimated as being a bit under $3 a foot for the 14,581 feet to be put in the fund.

Neal representatives didn't say where the estimate came from.
